CREATOR’S together with our partners TheHYPE Hotels are in the process of resort developments our own properties and therefore would like to share this process and expertise with our readers. Even though our team has many years of experience and expertise in developing hospitality properties.

Resort development, as well as the ownership of a resort, can be very exciting for most of us, whether it is for a luxury or a small limited services resort such as a Holiday Inn Express. Either way, the process in many ways is pretty similar.

There is always bound for us to learn something new during development. This is especially true these days with fast-moving high-technologies and demanding society, as well as dealing with the new developing markets regulations in the Asia Pacific region.

Resort Development Introduction

As CREATOR’S with the partners are starting their own resort developments, we obviously will keep most of the confidential concept details for ourselves. However, it still requires at all times that we develop a very important feasibility study and carefully coordinate the various activities that range from concept design, the story and DNA and market study right up to the opening of the resort.

There has to be a lot of thoughts put into this process as it can be either a complete success or a total nightmare. Truth is that there are unfortunately many examples of failures and pitfalls to be found.

Resort Development Thoughts

We shall aim to guide you on the various aspects of our resort development, design management, construction and opening phases in a simple language and in a clear and practical way.

First CREATOR’S will go through the various aspects of the development process that encompasses site selections, land purchases and leasing, financial projections, feasibility study, project cost estimates and budgets.

The next step is the concept development, architectural design guidelines, codes and regulations,  the facility schedules that include the lobby, number of guest rooms and corridors, food and beverage outlets, kitchen, laundry, swimming pool, meeting and function rooms, back of the house and the numerous other areas not mentioned here. Or if you decide to select an operator most of this information will available through their architectural and engineering brand guidelines.

In our case, as we are planning to manage and operate our properties ourselves, this will include pre-opening planning, various property and revenue management systems, sales and marketing and training of staff, we also have to develop our own guidelines and standards of operations in-house.

Lastly, we also need to consider the requirements and applications for environmental impact and building approvals, permits and licenses needed to build and operate a resort, these requirements and processes that can vary enormously from country to country.

As you can see, even this small example, the process can be quite cumbersome and there are many more steps to follow.
