CREATOR*S were appointed to provide Owners Representation, Design Management, and Project Consultancy services for the new Holiday Inn Resort Bali Benoa located near the famous Nusa Dua Beach in Bali, Indonesia.
The Holiday Inn Benoa consists of 168-keys most of them with beach view rooms, as well as a spa, four swimming pools, kids club, gym with pool, function rooms as well as the customary beach bar, food, and beverage facilities.
Our Services for the Holiday Inn Resort Bali Benoa WereOur responsibilities for the project include conceptual and design management, feasibility studies, cost planning, value engineering, and coordination, tendering of contracts, peer construction review, project and construction management, and assistance in the procurement of FF&E and OS&E items with the InterContinental Hotel Group’s architectural & technical team.
- Conceptual and Design Management: Development of detailed master plan & concept design brief for the project design team. Coordination and supervision of design development with architects, engineers, interior designers, and landscape architects.
- Cost Planning & Preparation of Bid Documents: The project team was responsible for cost planning, the preparation of bid packages for construction works including piling, main building works, M&E works, interior fit-out, and landscaping. This includes the necessary conditions of the contract and special provisions required to minimize the Owner’s risk and to meet the project schedules.
- Tendering of Contracts: Due to the complex nature and fast track requirements, this project and we will be using the GMP (Guaranteed Maximum Price) contract for the tendering of contracts and construction. This will enable us to timely contract the construction with reputable firms who are able to provide the quality required within the tight time frame.
- Peer Construction Review and Management: The Holiday Inn Resort Bali Benoa construction period was 30-months, with a soft opening in Q4-2016, during which time we were responsible for construction and quality management of the works.
